The Ranch has 17 miles of roads. We do not have enough money in our\nbudget to pay for snow removal. This is the responsibility of individual\nhomeowners. This year, snow was a problem. Unplowed roads turn into mud wallows\nin the spring.&nbsp; Bernie called Paul King\n(while in Arizona), who did $2900 worth of work in April to make 2 places on\nAntelope Lane passable.&nbsp; Jon Klima said\nthe grader could be used on 4 to 6 inches of snow.&nbsp; Our insurance will not allow any work to be\ndone on private driveways.&nbsp; Ann suggested\nthat the Board could develop a list of people who provide pay for service\nplowing for homeowners who need help. Bernie wishes that we could keep all the\nroads plowed, but so far, we had no ideas as to how to do that.&nbsp; He also wanted to reimburse the homeowners\nwho plow for their fuel.&nbsp; The \u201cplowers\u201d\nwho were at the meeting did not want to use PTRIA money for this as they were\ndoing this when and where they wanted with no obligation attached. PTRIA can\nafford snow fence, which helps a lot with snow drifts. Decisions made: Bernie\nwill write a paragraph in the newsletter about snow removal being the\nresponsibility of the homeowners. The Board voted 4 to 1 in favor of NOT\nreimbursing anyone for fuel.&nbsp; Snow fence\nwill be purchased and placed where needed on Elk Lane pending approval of the\nLot#7 landowner. The budget has $500 allowed for this with more available from\nsurplus funds. We did not discuss loose cattle, but Bernie was going to review\nthe minutes of the last Annual meeting to see what was decided at that time.\n(NOTE&#8212;as discussed at the last annual meeting, Bernie put a note on the dues\npayment receipt asking landowners to provide their opinion as to how they felt\nabout loose cattle in the Ranch).<\/p>\n\n\n\n<p>While reviewing PTRIA\u2019s CD at Great Western Bank, Bernie and Jon found out that we needed a new EIN (Employee Identification Number) for non-profit status. In the process of obtaining this from the IRS, we were told that we needed to file Tax Returns going back to 1994. Bernie and Jon hired a CPA in Canon City to help sort it all out. She wrote a letter to the IRS, asking if we could file only the last 5 years, which she prepared and attached to her letter.\u00a0 After several snail mails from the IRS, they reported that they are still working on this.<\/p>\n\n\n\n<p>The new Colorado rules affecting property sales in HOA\u2019s\nrequired realtors to provide certain information, which only we (PTRIA) could\nprovide.&nbsp; Jon compiled all this\ninformation for Laura Owens, and posted in on our website for future inquiries.<\/p>\n\n\n\n<p>Pike Trails Ranches currently has 139 landowners\nrepresenting approximately 182 lots. Only 16 landowners (5 of which were Board\nmembers) showed up at the 2018 Annual Meeting. Bernie suggested we move the\nmeeting to Saturday, August 31, 2019 (Labor Day Weekend) to see if we can get a\nbetter turnout. Board members concurred. Pat Hilbert, a retired realtor,\nsuggested we ask (name unknown) from the State HOA Board to be a guest speaker\nat our Annual Meeting. (Bernie will pursue this with Pat.)&nbsp; <\/p>\n\n\n\n<p>Jay reported that our insurance coverage is now with State\nFarm and carries coverage for the grader, but only on PTRIA roads, not private\nproperties (driveways).<\/p>\n\n\n\n<p>Jon discussed the budget, which will be similar to the\nprevious year\u2019s budget. Our fiscal year ends in on May 31<sup>st<\/sup>.
