I think Spring is finally here!&nbsp; Although this year\u2019s snowfall season of about 75 inches was about 16 inches above average, and we had a lot of wind to go with it, causing drifted roads.&nbsp; And when the snow finally melted, there was lots of MUD!!&nbsp; So we\u2019ll be needing a lot of grading and gravel spreading<\/p>\n\n\n\n<p>For those of you who missed the annual meeting last\nAugust, some highlights are as follows:<\/p>\n\n\n\n<ul><li>27 people (including Board members) attended, representing 16 properties.<\/li><li>long discussion re: fences around Pike Trails need repair to keep cattle out. This is individual landowners responsibility.<\/li><\/ul>\n\n\n\n<ul><li>PTRIA liability insurance costs increased from $600 to\n$1325\/yr because Nationwide would no longer insure us. We now have State Farm.<\/li><li>Complete details of this and other news items are\navailable on our website <strong><em>PIKETRAILS.ORG<\/em><\/strong> <\/li><\/ul>\n\n\n\n<p>As usual, the landowner address for this Newsletter is\nbased on Park Co. Assessor\u2019s data as of May 25th, so if it is not correct, please\nnotify <strong><em>them<\/em><\/strong> (cc: me too, please).&nbsp;\n<\/p>\n\n\n\n<p><strong><em>TREASURERS REPORT<\/em><\/strong><strong>&#8211;<\/strong> We have $21,155 in our Treasury as of 5\/25\/19. Details are\navailable upon request to Jon Klima and at our annual meeting in August.&nbsp; This does not include the $10,228 in our CD.\nWe had 94 landowners pay dues during our fiscal year of 6\/1\/2018 thru 5\/25\/2019\nin the amount of $13,570.&nbsp; Thanks to all\nof you who have helped make Pike Trails a better place to live.<\/p>\n\n\n\n<p><strong><em>FISH\/PONDS<\/em><\/strong> \u2013 Last summer, both\nof the Trout Lane ponds were overtaken with pond weeds and algae. It was\noverwhelming and simply too much for a couple of people to keep up with. This\nplant material got frozen in the ice and didn\u2019t sink to the bottom until the\nspring thaw.&nbsp; Had this material sunk to\nthe bottom before the freeze up, it would have probably decayed over the winter\nand killed&nbsp; a lot of fish due to oxygen\ndepravation.&nbsp; We really need at least six\nvolunteers to help keep the ponds clear of weeds this summer. Contact Jon at <a href=\"mailto:jon.klima@gmail.com\">jon.klima@gmail.com<\/a> if you can help out.&nbsp; Our new supply of rainbow trout were\ndelivered on May 21<sup>st<\/sup> and there are a few whoppers in there.\nRemember, these PTRIA owned ponds are open to fishing (without a license) to\nall dues-paying Pike Trails landowners and their guests. Please be considerate\nwhen catching fish\u2026.in other words, \u201ccatch &amp; release\u201d is encouraged so that\neveryone can enjoy this activity, but it\u2019s OK to keep a few for supper!&nbsp; And you can help keep these pond areas clean\nby picking up your trash and \u201cpacking it out\u201d.<\/p>\n\n\n\n<p><strong><em>PTRIA ROADS<\/em><\/strong><strong> <\/strong>\u2013 As I mentioned previously, several of\nour roads took a beating, especially Antelope Lane.&nbsp; Due to snow and rain freezing and thawing,\ndeep ruts occurred in several places. On 3\/25,&nbsp;\nI called Paul King, who immediately came up with a backhoe and six loads\nof gravel to make these sections passable. Jay Mulholland also used his tractor\nto smooth out some ruts on Badger Lane. As soon as the ground became firm\nenough, Jay and I graded most of Elk and Antelope. But within a few days, we had\nsubstantial snow and rain, which messed them up again!&nbsp; We will continue to grade all the Pike Trails\nroads as needed, weather permitting. We could sure use some more volunteer\n\u201csnowplowers\u201d, so if you\u2019re willing, contact any Board member, and we\u2019ll coordinate\nwho can plow which roads. For the benefit of the \u201cnewcomers\u201d, winter\nsnowplowing is not included in your dues\u2026.we simply do not get enough\ndues-paying landowners to afford to sub-contract snow-plowing.&nbsp; I heard through the grapevine that Jack the Chipper\n(719-6895510) may be available to plow private driveways. We will continue to\ndo our best to keep the PTRIA roads cleared on a volunteer basis. <\/p>\n\n\n\n<p>We\u2019ll begin spreading gravel on our roads within the next\nfew weeks.&nbsp; If you see a pot hole near\nyou on \u201cranch\u201d roads, there\u2019s a pile of gravel on Stream Drive, about 100 yards\nfrom Antelope Lane for that purpose\u2026.help yourself!<\/p>\n\n\n\n<p>I\u2019d like to remind everyone that PTRIA owns the private\nroads within Pike Trails Ranches.&nbsp; These\n17 miles of deeded roads include 30 feet on each side of the center of the\nroads. So if you\u2019re putting up a new fence, please keep it back 30 feet from\nthe center of the road.<em> <\/em>&nbsp;Also, we have\nseveral driveways that really should have culverts under them as they enter\nPike Trails roads\u2026..without them, erosion occurs.&nbsp; These culverts are your responsibility. At\nleast a 12 inch diameter culvert is required, and depending on the run-off,\nmaybe even a 16 inch.<\/p>\n\n\n\n<p>\u201cTAZ\u201d, our PTRIA owned grader is running good\u2026.we\u2019ll have\nto have new \u201cedges\u201d, plus have the \u201cblade lift cylinder\u201d rebuilt.&nbsp; Jay Mulholland is helping me grade, and will\nsoon take over primary responsibility. We need to train a couple of new grader\noperators\u2026..give me or Jay (719-4792290) a call if you\u2019re interested. <\/p>\n\n\n\n<p><strong><em>MISC.<\/em><\/strong> \u2013We\u2019re still having a problem with cows getting into Pike Trails Ranches.&nbsp; Colorado State law states that it is the landowner\u2019s responsibility to keep cattle out, NOT the rancher to keep them in.&nbsp; Many Pike Trails current landowners have totally fenced in their property, therefore are not concerned with this issue. But there are PTRIA common areas, such as our roads and ponds that <em>are<\/em> affected as well as parcels that are <em>not<\/em> fenced in. Cows generally migrate to our ponds to drink, damaging the banks. There are approximately 60 parcels on the perimeter of Pike Trails Ranches, many of which are owned by people who do not live here. However, most of the sections that need re-fencing are on the west and north side of the ranch. We discussed this at length during the 2018 Annual Meeting and it was suggested that all property owners be polled as to the following:<\/p>\n\n\n\n<p>To what extent do you mind cattle occasionally coming onto your property or our common areas<\/p>\n\n\n\n<p>A. No Problem<\/p>\n\n\n\n<p>B. Don\u2019t like it, but I can tolerate it<\/p>\n\n\n\n<p>C. Keep them out at all costs!&nbsp; (please provide suggestions as to how to accomplish this when you pay your dues)<\/p>\n\n\n\n<p>We\u2019ll continue this discussion as well as the survey\nresults at our Annual Meeting.<\/p>\n\n\n\n<p>IRS \u2013 Last fall, the CD at Great Western Bank matured, and\nJon &amp; I had to choose another CD.&nbsp; We\ndecided to stay with Great Western, but were told they couldn\u2019t take out a new\nCD without a required form from the IRS. So I called the IRS and was told we\nneeded a new \u201cEIN\u201d because the old one had expired. We applied for this new EIN\n\u201con-line\u201d and immediately received it. Then received an email that since Pike\nTrails has been a non-profit organization since 1994, we have not filed Federal\nIncome Tax for 25 years, and must do so immediately!&nbsp; We hired a CPA in Canon City to try to get us\nout of this mess, and she (the CPA) filled out the proper tax forms for Federal\nand State after Jon and I gathered all the financial data for the last 5 years\nonly and sent them in with an accompanying cover letter asking for\n\u201cforgiveness\u201d since we didn\u2019t owe any money.&nbsp;\nAfter several months, the IRS responded and asked for the 2012 year\u2019s\nforms also, and they would consider it. Jon &amp; I complied. That\u2019s where we\nare now.&nbsp; In the future, we must file\nFederal and State forms promptly each year. WHAT A MESS!!!<\/p>\n\n\n\n<p><strong><em>THIS N THAT.&nbsp; <\/em><\/strong>On a sad note, Barry Anderson died last\nfall.&nbsp; Barry &amp; Jean were among the\noriginal landowners when Pike Trails was first developed.&nbsp; Also, Mike Walton, a part-time resident on\nDeer Lane died this Spring. Thanks\nto Mike &amp; Tracy Bandera, Bruce &amp; Vonnie Mohr, Bob Erickson, Ron &amp;\nJoy Oliver, Steve Lukeson, Jon Perrier, and Jon Klima (hope I didn\u2019t miss\nanyone) who helped mend existing snow fences. <\/p>\n\n\n\n<p><strong><em>2019 <\/em><em>ANNUAL MEETING <\/em><\/strong>\u2013 We\u2019re going\nto try something different this year.&nbsp; We\npreviously have held our Annual Meeting on the Saturday before Labor Day\nweekend.&nbsp; Because of the pathetic turnout\nof 16 landowners (out of 145), <strong>5 of\nwhich were Board members, <\/strong>we\u2019re moving the Annual Meeting to <strong>Saturday, August 31st.<\/strong> That\u2019s Labor Day\nweekend!&nbsp; A few people have worked very\nhard during the year to handle all matters pertaining to our community!&nbsp; The least you can do is spend an hour or two\nto come to the Annual Meeting!!!&nbsp; A few\nyears ago, I tried to improve attendance by providing the \u201cmain dish\u201d (ie,\nbarbecue, fried chicken).&nbsp; You know\u2026<strong><em>if\nyou feed them, they will come..\u2026.NOT!!!<\/em><\/strong>&nbsp;\nThis year is especially important\u2014<strong>it\u2019s\nan election year!<\/strong> And for those of you who are tired of me being President,\n<em>I\u2019M NOT RUNNING!!! <\/em>&nbsp;It\u2019s your chance to step up and serve your\ncommunity!&nbsp; The Board accepts\nRepublicans, Democrats, even BLONDES!!!&nbsp;\nMark your calendars\u2026.<strong>Saturday, August 31<sup>st<\/sup>. <\/strong>&nbsp;Meeting at 11:00 AM, chow to follow!!!
