Hello again Pike Trails Ranches Property Owners,<\/p>\n\n\n\n

Roads\/Drainage:<\/u><\/strong> We\u2019re getting ready to get our maintenance and repair efforts underway. We\u2019ve had enough warmer weather and combined with the moisture we\u2019ve had this spring is going to allow us to start grading and measuring up for culverts and drainage management. We may have some flagged stakes in for identification purposes, please leave those in place so that we can have phone lines in those areas located. We\u2019ll try to keep access restrictions to a minimum and complete each location\u2019s needs as quickly as possible. We appreciate everyone\u2019s patience and understanding with these efforts. We won\u2019t be able to get everything done in one year but with the volunteer of time and in some cases, equipment volunteering we\u2019re hoping to stretch our funds as far as we can to complete this work. The mindset still remains that if we can keep the gravel that we do put on the roads from washing off\u2026we\u2019ll have lower future expenditures for more gravel.<\/p>\n\n\n\n

Annual Meeting:<\/u><\/strong> We have set our Annual Meeting for Sept. 2, 2023 (Sat. of the Labor Day weekend) at 11:00 AM at the Sothern Park County Fire Protection District Station #3. It is located at 2406 Park County Road #88 and I have set that up with Chief Red so we\u2019re ready to go. PTRIA will supply a Fried Chicken pot luck lunch following the meeting. Please come and join us and bring your favorite side, salad, desserts or just yourselves\u2026 whatever you want! You might want to bring a comfortable chair those firehouse chairs can get pretty rough on the backside (if you know what I mean). I\u2019m going to try to get things moving so as to not take too long and compound that problem.<\/p>\n\n\n\n

Dues\/Finances: <\/u><\/strong>We can\u2019t send these letters out without our Dues reminder so here it is. If you have purchased Groceries, Gas, Fuel, Propane, Insurance, Landscape Materials, Culverts, Fence Posts, Feed, Electricity, Paid Taxes, \u2026\u2026. Well, anything for that matter, you\u2019re aware of what inflation is doing to everybody\u2026. Our Improvement Association is no differently affected than everyone else. While our dues primary job is to maintain our 17 miles of roads, we also have Insurance, Taxes, Ponds, Supplies and Maintenance to take care of and the Dues are our only way to take care of those things. My point is that we\u2019re not looking for the Voluntary Dues to fleece the flock we\u2019re looking to help the flock live in a safe and passable neighborhood. The roads also ensure that we can get our emergency services in and out safely and effectively. We don\u2019t want to have to have Fire and EMS situations however they are a fact of life and we don\u2019t want to make it hard for them to protect and serve us and our properties. Enclosed is a separate page with a coupon that we would appreciate returned and the contact information filled in for accuracy of our records along with the Dues. Thank You for helping us get these things done. The budget we have is established on the following criteria for the Dues: <\/p>\n\n\n\n

Base Dues:          Single Lot with access from PTRIA road                   $175.00<\/p>\n\n\n\n

Base Dues:          Single Lot with access from CR 88\/ Hwy. 9             $70.00 <\/p>\n\n\n\n

Added to Base:  Additional Unimproved Lots (each)                          $70.00<\/p>\n\n\n\n

Added to Base:  Additional Lot with Home on PTRIA Road (each)  $175.00<\/p>\n\n\n\n

As we have done in the past, Landowner addresses are acquired from the Park County Assessor\u2019s Data. If what we have is incorrect, please let us know and please recheck the Assessor\u2019s Office Data.<\/p>\n\n\n\n

Ponds\/Father\u2019s Day Fishing Event:<\/u><\/strong> Last year we had a concern about the state water board making us let our ponds go. In order to keep them we needed to get them to where they could be drafted or snorkeled from for fire mitigation. Thanks to our pond Czar Nadine we managed to get things acceptable to keep them as long as Chief Red could get to them for that. Chief Red says that we\u2019re still on the list to keep and I will be meeting with him in the near future to evaluate them, I think we\u2019re good. Nadine has organized the 2nd<\/sup> annual Father\u2019s Day Fishing event. Details are on our website and she has an additional site address there for more information. Good job Nadine!!<\/p>\n\n\n\n

Fire Talk:<\/u><\/strong> Recently we\u2019ve had smoke from fires in Canada in our air and the rest of the country\u2019s air for that matter. Evidence of how far fire damage can affect not just where the fire is but a far wider range of people and property. Whether we are full time residents or not we all need to be on fire watch all of the time. I spoke with Chief Red and while we are not currently in a fire ban, we still need to get burn permits for open fires (camp fires, yard gathering fire pits, etc.). Before we burn anything, we need to either go see the men in Guffey with the big red trucks for a burn permit that outlines how and what we can burn or have them come do an assessment for mitigation and get a permit from them at that time. Has to be cash or check and is a whopping $10.00 cost. I have mine and it was easy to get. Can\u2019t just burn slash piles but if you talk to the guys, they\u2019ll help you figure that one out.<\/p>\n\n\n\n

New \/Changing Neighbors:<\/u><\/strong> I\u2019d like to take this opportunity to welcome all of our new neighbors\/property owners. If you get an opportunity to talk to someone who is new, we\u2019d like to know who they are and get the right contact info for their property. It keeps people that have sold and are no longer a part of our subdivision from getting mad at me for sending these letters to them! It also gives us the correct information for contact in the event that we need to notify about a problem\u2026 just saying!! Please send them to our website for contact info or give them my info, either way works. We would like to be able to get ahold of people if we need to go onto their property for any reason than to have someone upset about us responding to a real problem in their absence.<\/p>\n\n\n\n

Elections:<\/u><\/strong> Looks like this is the year that we hold our Officer Elections. This is the perfect opportunity to get involved and help with our decisions and efforts to improve our subdivision. Bring your enthusiasm and nominations to the annual meeting and you can even nominate yourself if you want!! Here\u2019s a chance to join the team and make your mark on PTRIA history.<\/p>\n\n\n\n
