If you should need another property owners contact please reach out to the board. Nadine will give more information during the financials where we stand there.

The dues will not cover the material and equipment costs. Scott has only charged the subdivision for usage of equipment, fuel and materials, he has not charged for his labor. He currently having equipment problems and will need to rent the equipment to work on the few bad spots and grade the main roads. The dues may be raised to help cover the increase in costs.

The budget has been rearranged to cover the cost for 88 and Deer, the first 100 feet, will need to be graded for the washboards and draining. During the road work Deer will be closed and the Red road will be used for the detour. This will be posted at the mail boxes when we have decided a time for this work to be completed.

The current drought is bad, there are wells going down or dry, and the ponds water levels are down. Also, the fire bans and the need for a permit for open fires.

We are looking for thoughts for acquiring a shed to put the snow fence and cables rather than Terry’s garage. The shed would be put by the fuel tank. If anyone knows of a cheap shed or one we can have please let Terry know. After the meeting Don Rockstead volunteered a shed he has on his property. The board will take a look at this shed in the coming weeks to see if it will meet our needs and can be moved.

Nadine Butz talked about the financials. A copy of the budget was handed out. We will need to be more aware of the rising costs and be able to anticipate how to allocate money for the cost increases and decreases and to allocate the money to places where needed. This year the road maintenance will be less due to last year’s work.

Fish were delivered in April before the pond levels dropped, if the water level had been as low as it is now, we would not have gotten the fish. George has been working on the ponds to find vegetation that would increase the oxygen in the water currently with the low water it is not working. If we don’t get any moisture, we may not need to put any work into the ponds this year and no fish next year. A question was raised whether there was a requirement for the water level for the fire department and if we are required to purchase water to maintain a certain level. The Subdivision has no requirement for the water level. We will update how the pond budget will go.

Question was raised that the CD was not listed on the Budget, Nadine will update.

Question was raised by Jon Klima if anyone looks at the daily weather updates are looked at our the PTRIA website. This will remain in place.

A vote was taken on the approval of the budget, all were in favor. Motion carried.

The need for volunteers were emphasized. Work day sign up sheets for Ponds, tree trimming, snow fence was reviewed. We did not assign a day but ask for those willing and able to sign up and the board will reach out to decide on days.

Bill Jones spoke on the roads for George; the roads will be graded. With the dry conditions the roads stayed in pretty good condition. We need good rain and snowpack this year. Flooding conditions are where we need to do maintenance, Eagle was almost washed out, a neighbor had about 3 feet of gravel washed up onto their land. The road base to fix this would be costly, so the plan is to grade the road base that washed out back onto the road. When this will be done has not been planned yet. Notices will be emailed out, and a notice will be posted on the mailboxes, and we will have traffic control. We need to pray for rain. Next year we will be due for road base. For 88 and Deer, Terry will talk to Mike Brandt to try to get permission to use some of his land for a detour. For this communication will be made directly, emailed out and posted on the mailboxes.

George and Terry went to the county meeting and explained about the culvert on 88. They refused to do anything until damage was done to vehicles. Terry and George did mark the culvert. They finally did come out and dig out the top part of the culvert.

Craig Steele made the motion to increase the dues outlined in the annual letter. The increase is $75 additional assessment to Lots with a home and access to PTRIA roads, and $35 additional assessment to Lots with access from CR 88/Hwy 9 and additional unimproved Lots was discussed. Mark Norman 2nd the motion, it was voted on by all present and in good standing and the motion passed.

New annual dues start June 1st 2027 are as follows:

Base Dues: Single Lot with access from PTRIA road $250.00

Base Dues: Single Lot with access from CR 88/Hwy. 9 $105.00

Added to Base: Additional Unimproved Lots (each) $105.00

Added to Base: Additional Lot with Home on PTRIA Road (each) $250.00

Understanding that everything is increasing in cost, the option to make multiple payments was discussed. This is perfectly fine, please ensure that you note tract number, how many payments you plan on making. We are asking to not exceed 4 payments. Also, feel free to call Nadine Butz 610-704-6815 to ensure we are aligned.

Motion to adjourned was made by Damin Segmin and 2nd by Bill Jones.
